¿Qué es una vivienda turística en Andalucía?
Tourist dwellings are understood to be those located on land for residential use, where the accommodation service is to be offered at a price within the Autonomous Community of Andalusia, on a regular basis and for tourist purposes.
It will be presumed that there is habituality and tourist purpose when the dwelling is marketed or promoted in tourist supply channels such as travel agencies, tourist service companies and channels with the possibility of reserving lodging.

There are two types of tourist housing in Andalusia:
- Complete, if it is assigned in its entirety.
- By rooms, where the owner must reside. Bed and breakfast (B&B) may be used.

Data corresponding to the identification of the dwelling, including:
- Cadastral Reference: These are fourteen characters between numbers and letters referring to the cadastral parcel and six more that complete it for the property itself. It can be found in the Property Deed or in an IBI Receipt.
- Capacity of the dwelling according to the Occupancy License or equivalent document. If you do not have an Occupancy License, which is essential to carry out these procedures, you can obtain it through a Graphic Descriptive Certificate, which is a complete report that includes memory, graphic documentation, cadastral information, different types of plans, etc.
Owner’s information:
- In the case that the person who is going to exploit the house is not the owner of the same one, all his data and the contract that enables it will be necessary, being the person or entity to whom it is yielded, who has to realize the responsible declaration. In the event that someone manages the property and there is no contract or title of assignment, this person will be considered a mere manager or intermediary.

- Sufficiently furnished.
- Refrigeration and heating in bedrooms and living rooms.
- First aid kit.
- Tourist information.
- Complaints and claims forms, together with a poster announcing the event.
- Cleaning at the entrance and exit of new clients.
- Bed linen and kitchenware.
- Customer service phone number.
- Information and instructions for household appliances.
- Information to the users of the internal rules.
- Comply with accessibility requirements, dimensions of corridors and rooms.
- To register in the Andalusian Tourism Registry.
Declaración Responsable
In order to register a Tourist Dwelling in Andalusia, it is necessary that the person or entity that is going to take over the operation of the service formalizes before the Andalusian Ministry of Tourism, by means of a “Responsible Declaration”, the compliance with the minimum requirements established in Decree 28/2016, of February 2.
To do so, you need to access the Virtual Office of the Conserjería, where you can carry out the procedures with or without a digital certificate. If you are unable to submit the declaration digitally, you can submit it in person at the Territorial Delegation of Tourism or even send it by certified mail.
